How many houses per year are you able to build?
As many as funding allows! Our goal is to sell homes at 20% below typical market value. This is low enough to make housing affordable for buyers, but high enough that the funds from the sale can be re-invested in creating another home. Obviously, the more donations we get, the more homes we can build & rehab up front. Please help by clicking here to donate.
How do you decide who gets to buy your homes?
The housing will generally be made available to everyone on a first come, first serve basis. If need is shown, such as currently homeless, currently living in unsafe housing, or currently having household income at or below the poverty line (as determined by the U.S. Census Bureau), then we will move the “needs based” applicants above the “first come, first serve” applicants. We will maintain a list of both in order of application date. Our mission from God’s heart is to help as many as we can to reduce their housing costs, so they can have relief from distress and redemption from poverty and other areas of life.
Do you discriminate on housing applications?
No, we don’t discriminate on housing applications for any protected class, nor do we have any religious questions or requirements to apply for housing.
What percentage of your housing do you anticipate going to needs-based individuals?
We anticipate 75% of our homes will be sold to needs-based applicants, such as currently homeless, currently living in unsafe housing, or currently having household income at or below the poverty line (as determined by the U.S. Census Bureau). We do not have a requirement for that number to be 75%. That’s just our anticipation. Needs-based individuals get preference on applications, but it’s beneficial for us to have purchasers who aren’t needs-based as well. Any purchase from us will help fund more housing for needs-based applicants.
Do you owner finance or rent to own your homes?
We don’t at this time. It would take an extreme amount of funds to do in house financing. To buy one of our homes, an applicant will need to get approved for financing from their own bank, mortgage company, etc. of their choice. This way we can recover some of the cost to build and serve other families.
Do you rent homes?
We don’t rent homes at this time.
Can you help me find a lender to apply with that is knowledgeable with your programs?
Any lender can finance our homes. Our homes will, in most cases, be eligible for any of the conventional loan programs, or USDA, VA, FHA, etc. We will be glad to refer you to lenders in the area if you don’t have one you’re working with currently, but you can work with any lender of your choice.
What is your focus when it comes to small business help?
Our business ministry’s mission is focused mainly on “calling up” Christian believers into being self-reliant, not a burden on anyone, and having the financial and spiritual independence that pleases God. Our other focus with this part of the ministry, is to help entrepreneurs create businesses that will help lower the cost of housing for everyone.
